Gre\u0161aka je daleko manje, ali jo\u0161 uvek stoje mnogobrojni propusti i nedovr\u0161ene radnje koji datiraju odranije. Iz tog razloga se time sada bave&nbsp;<a href=\"https:\/\/info-centar.rgz.gov.rs\/podnosenje-zahteva\/profesionalni-korisnici\" target=\"_blank\" rel=\"noopener\">profesionalni korisnici<\/a>: geodetske organizacije i advokati ovla\u0161\u0107eni za podno\u0161enje zahteva u katastar.<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">&nbsp;<\/span><\/p>\n<h2 style=\"color: #7a7a7a;\"><span style=\"font-weight: bold;\"><span lang=\"SR-LATN-RS\">Od \u0161altera do e-\u0161altera<\/span><\/span><\/h2>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Nekada su gra\u0111ani i predstavnici pravnih lica sa overenim ugovorom odlazili na \u0161alter Republi\u010dkog geodetskog zavoda (dalje: RGZ) da uknji\u017ee nepokretnost.<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Promene propisa donele su automatizovano slanje dokumentacije. Naime, od 1. jula 2018. godine javni bele\u017enici po slu\u017ebenoj du\u017enosti \u0161alju katastru svu potrebnu dokumentaciju u roku od 24 \u010dasa od overe ugovora, dok katastar ima rok od 5 dana da upi\u0161e promenu.<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">M<b>e\u0111utim, \u0161ta je sa svim nepokretnostima prometovanim pre navedenog datuma?<\/b><\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Neki stanovi su ostali neuknji\u017eeni, u nekim podacima se nalaze tehni\u010dke gre\u0161ke, neke parcele se naknadno spajaju, neki stanovi dobijaju&nbsp;<a>dozvole za legalizaciju<\/a><\/span><span lang=\"SR-LATN-RS\">&nbsp;naknadno\u2026<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">A<b>ko se time ne bave javni bele\u017enici, ko o ovome brine?<\/b><\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Budu\u0107i da se klasi\u010dan \u0161alter RGZ-a decenijama pokazivao neefikasnim, on je zamenjen elektronskim. Od 4. novembra 2023. godine svi zahtevi prema RGZ-u podnose se digitalno, elektronskim putem, preko profesionalnih korisnika. Profesionalni korisnici e-\u0161altera su advokati i geodetske organizacije.<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">&nbsp;<\/span><\/p>\n<h2 style=\"color: #7a7a7a;\"><span style=\"font-weight: bold;\"><span lang=\"SR-LATN-RS\">\u0160ta se promenilo novim propisima<\/span><\/span><\/h2>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Katastar nepokretnosti koji vodi Republi\u010dki geodetski zavod (RGZ) je sada u potpunosti digitalizovan, a svi zahtevi podnose se elektronski, preko tzv. e-\u0161altera.<br>To zna\u010di da vi\u0161e ne mo\u017eete sami oti\u0107i do \u0161altera i predati papire. Tih \u0161altera vi\u0161e nema. Morate imati profesionalnog korisnika sistema koji ima ovla\u0161\u0107enje i kvalifikovani elektronski potpis za e-\u0161alter. U praksi, to su geodete i advokati koji su na spisku ovla\u0161\u0107enih korisnika RGZ-a.<\/span><\/p>\n<p class=\"MsoNormal\"><span lang=\"SR-LATN-RS\">Poslovi koje advokati obavljaju preko e-\u0161altera su:<\/span><\/p>\n<p class=\"MsoNormal\" style=\"margin-left: 0.5in; text-indent: -0.25in;\"><span style=\"font-family: Arial, sans-serif;\">&#8211;<span style=\"font-variant-numeric: normal; font-variant-east-asian: normal; font-variant-alternates: normal; font-size-adjust: none;
